EVERY CLIENT'S JOURNEY STARTS DIFFERENTLY

One thing I've learned over the years is that no two clients are alike.

Some buyers call me after finding a home on Realtor.com or Zillow and want to see it that same day. Others are months away from purchasing and want to sit down to discuss their options before touring homes.

I meet clients where they are.

If you're ready to buy immediately, we'll often meet at the property that caught your attention. If you're just beginning your search, I prefer to meet at my office in East Lansing, where we can discuss your goals without feeling rushed.

For sellers, I typically schedule a visit to the home within 48 hours so I can evaluate the property, discuss improvements that may increase its value, and begin preparing a detailed market analysis.

 THE FIRST MEETING IS ABOUT YOU

Before we ever talk about contracts or paperwork, I want to understand your story.

Some of the questions I ask include:

  • What is your ideal timeline?
  • Why are you moving?
  • What does your family need from your next home?
  • Which school districts are important?
  • What style of home do you love?
  • What condition does a home need to be in before you'll consider making an offer?

When touring homes together, I also pay close attention to what you naturally gravitate toward. Sometimes buyers discover they want something completely different than what they originally described. Those conversations help me narrow the search and save everyone valuable time.

FINANCING COMES FIRST

One of the first practical steps is determining whether you've already spoken with a lender.

If you have a pre-approval, great—we're ready to move forward.

If not, I'll connect you with one of my trusted local mortgage professionals. I often introduce buyers through a group text the very same day so they can begin the financing process immediately.

Having the right lender on your team helps prevent delays once you find the right home.

If this is your first home purchase, understanding the financing process before you begin touring homes can make the experience much less stressful. From getting pre-approved to understanding closing costs and inspections, a little preparation goes a long way.

UNDERSTANDING THE PAPERWORK

Once we've established that we're a good fit to work together, we'll review the necessary documents.

For buyers, that usually includes discussing the Exclusive Buyer Agency Agreement and the Disclosure of Real Estate Agency.

For sellers, I prepare a comprehensive market analysis and listing presentation that explains:

  • Current market conditions
  • Comparable sales
  • Recommended pricing

  • Preparing the home for sale

I never want my clients signing paperwork they don't fully understand. I believe education builds confidence.

Many buyers and sellers are surprised by just how many moving parts there are throughout a real estate transaction. WHAT MANY PEOPLE MISUNDERSTAND ABOUT HIRING AN AGENT

Over the years, I've noticed several common misconceptions.

Many buyers believe they're automatically responsible for paying their buyer's agent commission. In many transactions, buyer broker compensation is offered by the seller or negotiated as part of the transaction, although every purchase is different and should be reviewed carefully.

Another misconception is that working directly with the listing agent automatically saves money. In reality, having your own representation often means having someone whose primary responsibility is protecting your interests throughout the transaction.

Sellers also frequently believe their home's value equals what they originally paid, plus renovations and closing costs. Unfortunately, the market doesn't work that way.

A home's value is determined by what comparable homes are selling for in today's market—not by how much has been invested into the property.

WHY ACCURATE PRICING MATTERS

One experience has always stayed with me.

After meeting with a homeowner, we agreed on a pricing strategy supported by recent comparable sales. Before signing the listing agreement, another agent suggested listing the property approximately $20,000 higher.

The homeowner chose the higher number.

Sixty days later, the home had not sold and eventually required a $20,000 price reduction—bringing it back to the price range I had originally recommended.

The challenge wasn't just the reduction.

The home had already lost valuable market momentum. Buyers often become hesitant when they see a property sitting on the market for an extended period, which can ultimately lead to lower offers than if it had been priced correctly from the beginning.

That's why I rely on data—not guesses.

MY BACKGROUND GIVES CLIENTS AN ADVANTAGE 

Before becoming a REALTOR®, I spent years working with Giguere Homes, where I gained firsthand experience in residential construction, custom home building, construction financing, floor plan modifications, and the building process from start to finish.

That experience continues to benefit my clients today, especially those purchasing vacant land, considering new construction, or evaluating the quality and value of an existing home.

Many residential agents are excellent negotiators, but relatively few have hands-on construction knowledge that helps clients evaluate what they're buying before making one of the largest financial decisions of their lives.
